Q4 2024: Prague Office Market

In Q4 2024, Prague’s modern office stock expanded to 3.96 million sqm, with one new building adding 3,300 sqm. Over the year, 72,800 sqm of office space was completed, marking a 26% decline year-on-year. The vacancy rate fell to 7.3%, leaving 290,700 sqm of available office space. 164,300 sqm remains under construction, with completion expected between 2025–2027. Gross take-up in Q4 reached 185,100 sqm (+39% QoQ, +11% YoY), contributing to a record-high annual total of 636,700 sqm. Prime rents in the city center edged up to €30.00 per sqm per month.
